That combination makes the condition of roof fasteners, flashing and exposed gutter edges worth checking. A small patch of corrosion or a loose connection may be easy to miss from a deck below. We look at those details alongside the main roof covering, particularly where wind drives water toward the fascia or siding instead of letting it fall straight down.

Willows, cottonwoods and ornamental trees shed light leaves, twigs and seed fibers that travel on the wind. The debris can cling to damp gutter surfaces and build up around strainers or downspout entries. Clearing the pipe matters as much as removing the material you can see in the channel. Overflow above a deck can begin with one blocked outlet, so the inspection should follow the flow rather than assume that every run needs replacing.

Drainage around pilings, deck connections and bulkheads needs a planned discharge point. We check the gutter's fall and the fixings that hold it through exposed weather, then trace the downspout to its outlet. Water should reach the intended drain or splash block rather than spill beside patio supports. Firm pipe straps and suitable fasteners are part of that work. The roof edge and the route below it need to be considered together on a waterfront property. Describe whether overflow lands on a deck, near a doorway or at a support below the house. Those are different consequences of the same drainage problem, and noting the exact location helps make the inspection and proposed discharge changes more useful.

Too much afternoon heat

An unshaded skylight facing south or west can bring heat into the room along with daylight. Glazing and shades can help manage that, but placement still matters. Discuss when the room feels hottest and how you use it. The choice should account for the roof's exposure and the glass specification rather than assume a new unit removes all heat gain.

Drips at joints after hot weather

Metal moves as temperatures rise and fall. On a long gutter run, the corner joints need to allow for that movement rather than depend on a rigid seal that can pull apart. If the same joint keeps dripping after resealing, ask whether movement or the way the run is supported is contributing. More sealant may leave that cause unchanged.
