Tile and architectural-shingle roofs around Shadow Lakes, Summerset and Deer Ridge often have several slopes feeding one eave. Long sunny spells can dry sealants and wear the material around roof valleys and skylights. If you see staining behind a gutter, the cause may be at the roof edge rather than inside the channel. We inspect the drip metal and surrounding roof covering to understand how rain reaches the gutter before deciding what needs replacing.
Walnut husks, oak leaves and fine field dust make a heavy mixture when the first rain arrives. Husks can settle near an outlet while smaller particles collect along the bottom of the run. A gutter may look reasonably clear from the ground and still drain slowly. The pattern around your trees and roof valleys helps determine where cleaning is needed. Removing the deposits also makes it easier to spot a leaking joint or a section that no longer holds its slope.
Two-story rooflines can concentrate runoff above garage fronts and recessed entries. Where several valleys feed a shallow channel, clearing leaves may not solve repeated overflow. We check the amount of roof feeding that point and the capacity of the downspouts. A deeper run or a suitable collection detail may be needed. The work should carry water past the roof edge and into a planned drainage route, rather than move the overflow to another part of the house.
Drips at joints after hot weather
Metal moves as temperatures rise and fall. On a long gutter run, the corner joints need to allow for that movement rather than depend on a rigid seal that can pull apart. If the same joint keeps dripping after resealing, ask whether movement or the way the run is supported is contributing. More sealant may leave that cause unchanged.
A cracked roof tile
Foot traffic or a fallen branch can break individual tiles while the rest of the roof remains sound. The underlayment beneath the damaged area still needs checking before deciding on a limited repair. Avoid walking across the roof to inspect it yourself, since that can break adjacent tiles. A tile inspection can establish what needs replacing and what can stay.
