Start with what is wrong

A roof is more than the shingles or tiles you see from the street. Underlayment catches water beneath the covering, while metal flashing directs it around chimneys, skylights and vents. A leak can start at one of those details and show up indoors some distance away. When we replace a roof, we remove the old material to inspect the wood deck beneath it. That lets us deal with damaged sheathing before covering it again. The roof is dried in at the end of every working day. We'll explain the proposed materials and the work underneath them in your estimate.

Materials and brands

Choosing a material

Asphalt shingles

Asphalt shingles suit many house styles and are available in different colors and profiles. We also check the attic ventilation: air needs a route in at the eaves and out near the ridge. Choosing a shingle without checking what happens beneath it leaves part of the job unanswered.

Tile

Tile roofs rely on the underlayment beneath the tiles as well as the tiles themselves. When that layer wears out, sound tiles can be lifted and set aside while it is replaced. We'll check the tiles and valley metal before recommending how much of the roof needs work.

Metal

Standing-seam metal has long panels with raised joints and concealed fasteners. It gives a roof a clean, lined appearance. The details at valleys, roof openings and edges need careful fitting, so the estimate should cover those areas as well as the panels.

Flat torch-down

Torch-down is a modified bitumen covering used on low-slope roof sections, including additions and covered patios. Water still needs a way off the roof. We check the slope, drainage openings and connection to any pitched roof before planning the new covering.

Questions about roofing

Who pulls the permit?

We handle the permit and the city or county inspection for roofing jobs in Contra Costa County and Alameda County. Both belong in the written estimate, so you can see what is included before work starts. The inspection checks the work against building requirements. You shouldn't have to find out halfway through the project that arranging it has been left to you.

Do you work on tile?

Yes. With a tile roof, the tiles and the waterproof layer beneath them need separate attention. Tiles may still be usable even when the underlayment has worn out. We lift them carefully, check their condition and set sound pieces aside to lay again over the new underlayment. A tile roof also needs care during inspection because walking on it can break the tiles.

How do you handle ventilation?

We check the attic's existing airflow before putting together the proposal. Air needs a way in at the eaves and a way out near the ridge; adding an exhaust vent alone doesn't address a blocked intake. We'll explain what needs changing as part of the roof work. Heat trapped in the attic can contribute to shingle wear, so ventilation belongs in the plan from the start.

What happens to the gutters during a roof job?

We usually remove the gutters during tear-off to reach the edge of the roof and fit the drip edge and waterproofing. If the gutters are still sound, we put them back and check that they drain properly. If they are worn out, we'll discuss replacing them while that part of the roof is accessible. The estimate should make clear whether we're reusing or replacing them.
