What we do
How we do the work
A stain tells you where water reached the ceiling, not necessarily where it entered the roof. Rain can follow a rafter or a seam in the sheathing before dripping into the room. A damaged pipe collar, lifted shingle or loose flashing may be further up the slope. We inspect the roof and attic to trace that path before recommending a repair. The aim is to find a specific fault and check the material around it. We'll explain what can be repaired and whether the surrounding roof is still sound. Repeatedly adding sealant without finding the cause can leave you paying for the same leak again.

Targeted repair
A local repair can address a damaged pipe boot, flashing or small shingle area when the surrounding roofing remains sound. The inspection establishes how far the work needs to extend.
Slope or section replacement
A damaged slope may need replacement while the rest of the roof can remain. We explain the boundary of that work and how it connects to the sound material.
Re-roof recommendation
If brittle shingles, granule loss or failing underlayment extend across the roof, repeated patches may no longer be worthwhile. We'll explain the evidence behind a replacement recommendation.

Do you charge to find the leak?
The initial inspection and leak diagnosis are part of the free written estimate. We use what we find to put together an itemized repair proposal, including where water is getting in and what needs work. You can review that scope before deciding whether to go ahead. The ceiling stain helps tell us where to look, but the estimate is based on the source of the leak.
Is it a repair, or does the roof need replacing?
We look at the condition of the surrounding roof and the wood beneath it. A damaged flashing on otherwise sound roofing may need a local repair. Widespread granule loss or deteriorated decking can point to a larger job. We'll explain what we found and why a repair or replacement makes sense. If the smaller job is appropriate, that is what we should be discussing with you.
What warranty is on a repair?
Repair coverage is one to five years, depending on the scope. A small vent-boot or flashing repair may carry a shorter term than work involving roof sections, damaged decking or several openings. Your written estimate states the term for your job before you agree to the work. Ask us to walk through it if you are comparing repairs that cover different parts of the roof.
