What we do
How we do the work
An inspection helps you decide what needs attention now and what can wait. It can be useful before buying or selling, after weather damage or when you're unsure how much life is left in a roof. You don't have to wait for a drip to ask for one. We look at the covering, flashing, drainage and attic conditions, then photograph what we find. The report separates repair needs from maintenance and gives our assessment of the remaining roof. If you're comparing estimates, those details help explain why one proposal calls for a small repair and another recommends more work.
Assess the covering
We check shingles or tiles for damage and compare wear across the slopes.
Inspect the flashing
Roof openings, wall junctions and valleys need attention as well as the main surface.
Follow the drainage
We check gutter attachments, slope, downspouts and the fascia behind them.
Look inside the attic
We inspect accessible wood, signs of moisture and the ventilation paths.
Check the roof shape
Sagging or low areas can reveal support or drainage problems.
Explain the findings
You receive photographs and a report that separates repair priorities from maintenance.

Pre-purchase inspection

Post-weather check
An assessment of possible wind, hail or branch damage. We inspect the affected areas and explain any work needed rather than judge the roof from debris on the ground alone.
Inspection as part of an estimate
When we're inspecting to price a repair or replacement roof, that visit is included in the free estimate. A separate written inspection report is a different service.

Do you charge for an inspection?
An inspection to work out a repair or roof replacement is included in the free estimate. A standalone inspection for a purchase, sale or your own records is a paid service and includes a written report with photographs. Call and describe what you need, and we'll explain which applies before arranging the visit. That way you know whether you're booking an estimate or a separate report.
What do I get at the end?
You receive a written report with photographs and our assessment of the roof's remaining life. We separate the findings into work that needs attention now, work to address within the year and things to keep watching. The report is yours whether you hire us for the repairs or not. It gives you something concrete to review instead of trying to remember everything discussed during the visit.
Is this different from my home inspector's report?
This inspection focuses on the roof rather than the whole house. We examine the flashing and roof covering, along with attic conditions and ventilation, to understand how the parts work together. A general home inspection has a much wider scope and may assess the roof from the ground or eaves. Our report provides the closer roofing assessment you may need when deciding on repairs or a purchase.
