How we do the work

Re-roofing means taking off the old covering and rebuilding from the roof deck. We don't lay new shingles over old ones. Removing the material lets us see the sheathing, check for rot and replace damaged wood before fitting new underlayment and flashing. It is a noisy, messy stage of the job, so access and cleanup need to be planned. Your estimate should make clear which materials are being removed, what is being replaced and how any hidden damage will be handled. A roof can look reasonable from the driveway while the layers underneath tell a different story.

Remove the old covering

We strip the roofing and worn layers back to the deck and haul away the debris.

Inspect the wood

With the sheathing exposed, we check for rot, water damage and sagging.

Replace damaged decking

Needed wood repairs are identified separately in the estimate.

Rebuild the protective layers

We fit underlayment and the additional water protection at valleys and eaves.

Renew the flashing

The job includes the specified edge metal, vent collars and chimney details.

Fit the new roof

We install the chosen covering with the fastenings required for that material.

Clean up together

We sweep the grounds for nails and go over the finished job with you.

What you can choose

Full tear-off

Removing the old covering exposes the deck so damaged wood can be found and replaced. It also gives the new roofing a clean surface to sit on.

New gutters at the same time

If the gutters are worn out too, the open roof edge is a useful time to replace them. We can include that work in the same plan rather than arrange separate access later.

Ventilation upgrades

We assess intake openings at the eaves and exhaust near the ridge. Clearing or improving those airways can be included while the covering is being replaced.

Questions about re-roofing

Can we stay in the house?

Usually, yes. Most homeowners stay in the house, but roof work is noisy and tear-off is generally the loudest day. We protect the landscaping and walkways with tarps, sweep for loose nails with magnets and tidy the work areas each afternoon. It helps to know which part of the job is happening that day so you can plan around the noise and activity outside.

Why will you not do an overlay?

Taking off the old covering lets us see the deck underneath. An overlay hides damaged wood, adds another layer of weight and can trap heat between the layers. It may also affect the new roofing manufacturer's warranty. We want to install the roof on a clean, sound surface and address any deck damage while it is exposed, rather than cover it and leave you wondering what is underneath.

Do the gutters have to come off?

Usually, we take them down so we can work on the eave underlayment and fit the new drip edge. Gutters that are in good condition can go back up afterward, with their slope checked so water reaches the outlets. If yours are rusted or damaged, we can discuss replacement while access is available. You don't need to assume a new roof automatically means throwing away sound gutters.
