What to check on your home
On a newer Dublin Ranch home, the skylight and surrounding roof may have been installed together. A leak still needs to be traced rather than attributed to age or assumed to be a manufacturing fault. We inspect the unit, the flashing and the adjacent roof covering to find the route water is taking. The cause could be at the connection even when the visible surfaces look much the same as when they were installed.
Deep house plans also create rooms that would benefit from more daylight. Before adding an opening, we discuss which room it will serve and how the light will reach it through the ceiling. Installing a venting skylight where none exists is a new roof-and-interior project, not simply a replacement unit. The scope should explain that difference and identify the flashing kit that suits the existing roofing, so you can compare the work being proposed.

Common problems and what causes them
An original skylight is showing its age
Older acrylic skylights can become cloudy or brittle after prolonged sun exposure. Replacing the unit is also an opportunity to inspect the wooden curb and flashing around it. Those parts need to suit the replacement rather than simply remain because they held the old one. Ask which parts of the opening are included in the proposed work.
It leaks only when the wind blows
Wind can push rain toward joints that remain dry in a calmer shower. If the leak appears only in those conditions, note the direction and where moisture first shows inside. The inspection can then consider the flashing overlaps and frame connections. An occasional leak still deserves attention; the absence of dripping on a calm rainy day does not mean the fault has disappeared.
