How we do the work
A wet patch beside a skylight can have several causes. Water may be getting past the flashing, collecting in a blocked drainage channel or entering further up the roof. Cloudiness between the panes points to a different problem from rain dripping around the frame. We check the unit and the roof around it before deciding what to change. If the glass and frame are sound, repairing the flashing may be enough. If the unit or its supporting curb has deteriorated, we'll explain the replacement work. Covering the outside with another layer of sealant isn't a substitute for finding how the water gets in.

Flashing repair
When the unit is sound but its roof connection has failed, we remove the affected flashing and fit the specified replacement into the surrounding covering.
Sealant and weep hole service
Blocked drainage openings or worn perimeter seals may need service on an otherwise usable unit. We check those details before deciding whether a larger repair is necessary.
Replacement unit
Failed glass seals, a deteriorated acrylic dome or a damaged supporting curb may call for replacement work. The scope needs to include the surrounding flashing, not just the visible unit.

Questions about skylight repair
Does a leak mean I need a new skylight?
Not necessarily. With sound glass and an intact frame, attention turns to the flashing and underlayment around the unit. We trace the water path before deciding whether the unit itself needs replacing. A flashing repair may be enough, while deteriorated glass seals or a damaged frame can call for different work. The recommendation should follow what the inspection finds, rather than treat every drip as a replacement job.
It started leaking after the roof was done. Why?
The flashing around a skylight has to work with the new roofing. Reused or poorly fitted metal, or roofing cement spread over the joints, can leave a path for rain as materials move with temperature changes. We inspect the connection to see what happened. If the flashing is the cause, the repair needs to address how it fits into the roof rather than add another surface coating.
There is water inside but no leak. What is that?
Condensation is one possibility, especially above a kitchen or bathroom. Warm, damp indoor air can meet cold glass and leave water that runs down the shaft. Moisture on cold, clear mornings suggests something different from dripping that begins during rain, though the timing alone isn't a diagnosis. We check the pattern and the unit, then discuss whether airflow or insulated glass would help.
