What to check on your home
An interior room on an older Ellis Lake floor plan may have little access to daylight from the walls. We look at whether a roof opening and a suitable route through the attic could help. The answer depends on the room and the roof pitch, not just the available space overhead. Later subdivisions have different layouts, so the same choice won't suit every house on the surrounding streets.
Pine debris can collect against the uphill side of a skylight curb and obstruct runoff. That deserves particular attention on a shallow roof where water already moves more slowly. We inspect the covering and flashing around the unit, along with the debris that has accumulated there. For a new opening, summer exposure and wind are part of the discussion too. The estimate should make clear how the roof connection will be handled, rather than describe only the skylight being supplied.

Check the wooden curb too
The raised wooden frame beneath a skylight needs to be sound and suitable for the new unit and roof covering. An older curb may need work even when the replacement skylight fits the opening. Ask whether its condition and height have been checked. The estimate should separate the unit, flashing and any carpentry so the full scope is clear.
It leaks only when the wind blows
Wind can push rain toward joints that remain dry in a calmer shower. If the leak appears only in those conditions, note the direction and where moisture first shows inside. The inspection can then consider the flashing overlaps and frame connections. An occasional leak still deserves attention; the absence of dripping on a calm rainy day does not mean the fault has disappeared.
