Wide ranch plans around Alamo Oaks and Round Hill can leave the middle of the house far from an outside window. A roof opening may help, but the room's position is only the start of the decision. We look at the distance to the ceiling and the roof area above it. On a large estate, a skylight can sit below a long stretch of tile carrying runoff toward the opening.
The flashing needs to account for that water, including the route beneath the tile pans. Indoors, the size and number of openings affect how the daylight is spread through the room. A sheltered position can also become warm, so one large opening isn't automatically preferable to smaller ones. We discuss the available roof positions and the light you want before settling on a unit. That keeps the room, roof and drainage detail in the same plan.

Common problems and what causes them
Leaves above the skylight
The raised frame around a skylight can catch debris on its uphill side. Wet leaves and grit held there can obstruct the intended drainage route and keep the flashing damp. Ask for that area to be checked during roof maintenance, not only the gutters below. If staining continues after clearing, the flashing or roof may need a separate repair.
A leak after the roof was replaced
Roof replacement opens up the flashing around a skylight, even when the unit stays in place. If a leak appears afterward, ask the roofer to inspect that connection and the roof above it. Find out what was replaced and what was reused. The timing is useful evidence for the inspection, but it does not by itself establish which part has failed.
