After the first storm
After heavy rain, useful information is often already visible from inside the house or from the ground. Note new stains, drips and changes along the eaves. You don't need to climb onto the roof or disturb a damaged ceiling to help explain what happened.

Before the first rain
A dry-weather look around the house can reveal gutters that have sagged, stained fascia and downspouts that have shifted. Start at ground level and note what needs attention. Arrange cleaning or an inspection for areas you cannot assess safely rather than turning the check into a roof-access job.

Dried in every day
When old roofing comes off, ask what protection will cover the open area when the crew leaves. A dry-in is the temporary weatherproof stage beneath the finished covering. It deserves a clear explanation in the plan, alongside the materials you will eventually see.

Moss on the north slope
Moss often draws attention to the part of a roof that stays shaded and damp. Removing the green surface is not the same as assessing the roofing below it. Before arranging treatment, establish what the covering is and how it can be cleaned without damaging it.

Where the water goes
A gutter can carry rain off the roof and still leave water beside the house. The downspout's final outlet deserves as much attention as the channel above it. If runoff pools near a wall, look at the whole route before deciding that a larger gutter is the answer.
